From my reading Lenny has already given away 2 holes to the ex-mayor and his brother-in-law. Now he has bulldoze # 11. If this is true I would think the primer people from Scottsdale, AZ would be aware of this. I do know one owner (Ralph) and have met him and he is a nice person. Odd he would be in the dark. If all of this is true I would think the membership would be very upset and withdraw. I have lived in SC in the winter months for the last 25 years and the two major draws are the fishing and golf. Hard to believe the government would let this process continue if true.

Not that I support Lenny or his approach, but what was bulldozed was the west side of the fairway, that was exceptionally wide.  #11 remains in tact as a playable hole, so far.  This will be really sad for the existing homes, as they will now be staring at other homes instead of the golf course.  Walking what has been done, it appears that there will be a one lane road going north off of the ROYAL entrance road, just outside the ROYAL and circling back south along the base of the existing homes.  Two rows of lots in the middle, best I can make of what's been cleared and marked.

Now it makes sense to me, it is still an 18 holes course, but vacate land is now being developed, regarding blocking the view, there is no such thing as view rights, fact of life.

stephen jay, actually there are view rights, and strictly enforced in Mexico. I can think of several law suits where someone was building, and the person behind them took it to court.

Lets Answer all the question
1. Lenny used the  money deposit from the Golf Towers to move the Tee Boxes and bulldoze the 11 fairway 9 Years ago  with the plan to sell Land for Cash. He paid a city official Cash to obtain permission. This was stopped. He still sold Land for cash on this none Existing Lots and the People want there Land or there money.


He defrauded all the People who invested in the Golf Tower by using the money for other purposes and tells drunk the story how stupid people are.


2. Lenny him self sold Land at the Golf Course at the 11 Fairway with the pretense this is Golf Course front property. Lot number 875 signed by him with documents saying campo de golfo.


3. If he destroys one fairway to sell what will stop him to do this 17 more times ?


4. Lenny is a criminal and I will explain: about 5 years ago Lenny needed cash to maintain his mistress who also was his secretary who he took to US for shopping trips and buying cars for her. Now I explain the part why he is criminal and how he defrauds his own current investors.
He decided to make 16 Lots on the 5 Fairway at the right side. He paid with property some official and his corrupt Attorney to get the property us lots permitted. Now he make a second company and also put a few Lots in his Mistress name and the rest he sold cheap for quick cash. A few month later he took his Mistress for another shopping trip to Tucson and got DRUNK and beat his Mistress with his cane and she told him we are finish. After Lenny returned to San Carlos he hide the Car he buy for her which was in her name in somebody's Garage. She want to the police and they arrested Lenny for car deaf and telling him he will go for a minimum for 3 years to prison. By this point Lenny ask his ex mistress what she want and she told him she wants 40K$. Lenny said I don't have this money and she told him exactly where he have 40K$ in cash hidden from his investors in his office His Attorney want to the office picked up the 40K$ in cash exactly where she told him where the money was and give all to the ex mistress and She kept all the Lots in her name from Fairway number 5. I talked to her my self and she told me Lenny skimmed over the years hundred of thousand $$$ from the Company its a cash Business.

Aleman, you stated in a previous post that the destruction of the property to the right and left of the entrance to the Royal had been stopped. Now you are saying the destruction is moving forward? Why did it proceed if it had been stopped? Thank you.

Thank you, Aleman.

Can anyone identify this, outside of saying which hole and fairway this is? Is it between Royal and the Country Club housing? If so, maybe indicate which homes on which streets it is behind. 


Or is this outside of the entrance to Royal? That white fence is part of the golf cart path near the entrance to Royal, isn't it?

I can still see the men's tee box in the background, so I am assuming these are the same lots he tried to sell off a few years ago but was unable to gain access to them, apparently things have changed. If they are the same lots then the 11th fairway is still in play.

Regarding Post number 8, thank you for your response, please state legal facts that support your claim protecting view rights, the issue you are referring to is a violation of building height regulation, that is fact, height and set back regulations are building codes, there is no code that protects a view, prove me wrong and quote the law, and I will buy you the coldest beer in San Carlos.

Sounds like a class action law suit is warranted on behalf of all home owners at the Royal and the Country Club.  No doubt more destruction will follow if this is allowed to continue.  Has anyone seen the building permit?  Has anyone seen the documentation that states there is in fact the proper infrastructure, water, etc., to support more homes in this area?  Are the homes going to be similar to the homes being constructed on the corner as you turn in to the Royal entrance?  Has anyone seen those permits and supporting documents?  I would be livid if they were building a home in my backyard when I thought I had a golf course view.  And, my home, your home may be the next to be ruined by this monstrosity.  I wish I was a Mexican lawyer I would take on the case myself.  Deplorable.

The Lots are now all marked and lined. The seize is Guaymas Norte Style and still no permits no nothing and Guaymas is in transition and nobody know what's going on. It looks like the criminal Lenny screwing the next people out of their money just like the San Carlos Golf Tower. How many people last their money than and how many will lose their home value now ?

StephenJay, I do not know the article of the law, but I am sure you can ask any lawyer....Mexico recognizes the right as the view in front of your property. No one can take the view away. If I was really interested, I would call some lawyer friends and get the answer for you, but seeing as it doesn't have anything to do with me, I will not bother.  Do your own research. Seeing as you do not live on the golf course, you certainly seem to have taken an interest....

Now I received the information how Lenny the criminal did the fraud.
9 years ago he take deposit for the Golf Tower even knowing the project is over and bull dozed the T-Box and Fairway 11. He made new Tee Boxes in the out of play area. He hired the Attorney the Brother of the last Major. With some Pay offs the Major changed the Fairway to not green area (Lenny bulldoze the green area). Then the property got sold us development area to a Construction Company of Guaymas. Corruption of the finest.


Now this is not the end next Fairway is already sold the same way.
Lenny id not lie he say I want 10Millionen $ or I destroy the Golf Course and he is doing a good job

lets get some facts for these simple questions;

1) how many members belong to the golf club?
2) how much are the annual fees to be a member?
3) approximately how many nonmembers play weekly?
4) what is the fee they are charged?
5) does anyone have a guesstimate what the water, electric, gas bills are?
6) how much are the taxes for all the properties owned by the golf club?
7) is there one tax code number or multiple property tax codes?

golf courses are not known to be money makers globally! 

i will wait to read answers to these simple questions!

It is illegal for many years to trade Land for Tax dues and he traded Land which was not his. The Entrance of the Royal Country Club is owned by the Royal Country Club.

aleman, i am quoting what was reported in the news outlets "news papers and radio", legal or not it is a common practice here! whether the property was titled directly to the municipal treasury OR an agreement was arranged for the proceeds of the sale covered delinquent taxes, IT WAS DONE!!! THAT IS CALLED POLITICS!  


i am not insinuating that there is no illegal or corruptible activity, what i am stating is your inability to demonstrate documented facts!

the original developer of the golf course was the Estrada family! to my knowledge they still own all the ingress / egress from Beltrones!
the royal country club does not own outside their boundary!

i have dealt with issue, many times! the plat i posted is the plat recorded!

to the best of my knowledge the Estrada's still own the ingress / egress " ROADS" from Beltrones!

i am a builder / developer i have had to seek permission from the Estrada's for sewer connections, that runs  from the intersection to the Royal through the Royal to the holding pond! the last request was made less than 2 years ago!


having built in the Royal country club from as far back as 18 years the majority of the lots where owned by the Dano Group!


i have documented evidence to prove my statements!

You like the security Gate from the Royal to disappear because they deny you entrance because you owe a lot of dues ?


This is the second time Lenny try to get access thru the property of the Royal and if you know everything then you would know a judge denied the same issue before and will again.


The whole issue here is the illegal development in the 11 Fairway in Front of peoples Homes. If this would happen it will happen to all Fairways or many of us living on the Golf Course.

aleman, i agree with you what lenny is doing to the country club will be disastrous to the surrounding subdivisions, i have also heard all the accusations you make. usually where there is smoke there is fire!!!!!

I have worldwide no record of any Crimes.


Violent treats, I was the Person who saved your Life when you flipped over your Golf car completely drunk and full of drugs, I carried you to the Ambulance and that is how you thank me for saving your life. 


Extortion, is when you tell people I want 10 million $ or I destroy the Golf Course complete.

I feel bad for you and sorry for all that will be at loss for our golf course.
This is truly upsetting.

Many of us have treasured memories that will soon be blown away like many others with the new constructions.

I believe you are seeing for our best interest.
However; a lawsuit is a very serious thing.
You have made it clear who we have to battle here, but despite introducing us to Lenny in a better way, you do not tell us your name.

How can we help you then or even trust you?.
I think that would help us confirm how reliable you are.
I think you are, but people need to know and be sure before stepping forward into a more serious situation.

As I have followed this on line, I am very confused. I have many Mexican friends that play that course, a least, once a week. They all say that the course is not being destroyed or in anyway changed. These are all high profile men of commercial worth and influence, how do I respond to them???

Let me Answer your question. We used to have a nice Driving range. Now the new Driving range if you not this good like me you will hit a lot of Balls in to Solimar and hit windows and maybe people who live there. The Land of the Driving Range been sold.
The 5. Fairway of the right Side where most of the Player hit the Ball to because of the Roll all the Land is sold. The Property next to the Swimming pool also sold. Now he moved the Tee Boxes of the 11. Hole and Bulldozed the Fairway to sell the Land. You see a Pattern and No new Golf Carts promise, Water filters removed and now he sprays sewage direct on the course so when you pick up your Ball what's an your hand, Electrical Penal for the Pumps is bypassed, No Electrical safety in Swimming pool and Club House. 


Where all the money goes ?????


Now the mature Point is, him self sold Property as Golf Course Front Property. He signed for and got paid in Full in Cash. Now he sales in front of the same Lot again a new Lot as Golf Course Front Property.


How many more Lots he have to great in front of other People till our Golf Course is gone.


For me is just a sad story I saved this man life and this is how he repays me.

I know that this has really teed you off. And you are looking for a fairway to handle it. But these are the trappings of life. Folks lose a lot of green buying in places that get sold out from under them. Just stay on course, and there is a chance the eagle will land and you will par-chance get a refund. If not you need a night out to bogey bogey, in a local club. Be patient, you can iron things out. Do something during the day, do some puttering around the house, you will feel better.

I'm pretty sure a few of YOU  HAVE MUCH if not ALL the precise information about many  issues. (ie, golf course, hotels, water, etc.,)   There are a few others that post on here that COULD probably do the same if they really wanted, YEP first hand FACTS! YEP actual truths and shed the real light on what's really going on and some of the history of San Carlos.  TRUE????? BUT ya most likely cant! I understand, and so do many others. But, say nothing instead of blowing BS up peoples backside, scolding trying to intimidate.  That's flipp'in insulting  and wrong! 
There are 2 prominent boards that many read. 
However, those two boards are like oil and water.  Amazing how such a tiny itty bitty community can be in such disagreement. 
 
A new Government is on it's way!  Should be very interesting... It always is!  The changing of the gaurds.:dude:

Anyone wonder why more people are leaving? Smaller and more town homes being built?
The town already far outgrown it's infrastructure and isn't getting sufficient water supply as we speak and yet MORE BUILDING IS HAPPENING,( hotel? Condo's? Yet businesses cant stay open.  property is exchanging hands for back taxes ( so it's been said??)  Go figure!  Then ya have the Businesses that have only 5 cars in front of there place all week long and yet the business is doing GREAT! Hmmmm, go figure!
The writing has been on the wall for a while folks, I'm glad I liquidated any assets. I  rent for weeks or months at a time now. THE YEARS AND YEARS HAVE BEEN FUN, NOTHING LAST FOREVER!  Not even this place.

BE smart going forward.   I agree with the poster that commented on the new presidential party! The movers and shakers ( owners of San Carlos!) may be in for some big change..... Surly not without severe resistance. The same people run San Carlos today, that have owned San Carlos forever!
So ALDERMAN,(SP) WHAT TO DO????   First, don't have anymore conversation on this board, have people contact you privately!!!!!  That was a very reasonable request you had.  Lots of folks read this board. Why would someone ask you to identify yourself publicly so one can trust your telling the truth?  PLEASE! 

There is something very wrong with this picture!!!!!!  Since selling off investments and looking in with no MORE FINANCIAL ties, I can now see just how sucked into the web I really was..... Personally, for the time that I spend in San Carlos a driving range and an area with shade would be sufficient. Bonus would be a table and access to restaurant and bar service.I would use it daily.  The view is well worth it. 


The present 18 holes I only play occasionally and only for the vistas- I am not a serious golfer. I enjoy and use the pool and palapa/bar and  the driving range.  One of my favorite places to chill out in San Carlos.


Down size to a well managed and maintained nine holes par three course? sure, I would play more. With dwindling top soil from the flash floods and lack of water anything more I would not expect.


I have no comments on what the owner should or should not do. It appears that each year there are less and less people golfing and more and more local families using the pool.

I cant imagine trying to maintain 18 holes of golf in a town with the water issues we have.

I recently read an article about golf courses in the US that stated the number of golf courses closing has been higher than openings for 12 straight years. About 175 golf courses closed in 2017, as opposed to 25 new openings.

The interest in golf peaked in 2000 and has steadily dwindled since then. Rather surprising, given the aging trends in the US and Canada.

Let's face it. Pickleball has taken over this town. It's cheap and it's active and you dont have to ignore the poor fairways (although they dont look too bad right now).

Just a update, a wall is build at the left side from the Royal Country Club. There is no entrance to the 11th Fairway and of course no Road can be build in to the Fairway. I hope the people who paid Lenny a lot of money for this lots will get there money back or join us with the Fraud charges against him

there are 3 tiers in the state level court system. municipal, tribunal, superior! each court judgement can be appealed and move to the next level, finally reaching the state superior court! it can then go to the federal superior court for the final judgement!
it take years to get from point (A) to (B) the final judgement!

It's been some time since we've played golf in San Carlos.  I seem to remember that the bridge shown in the background of the photo in post 66 was the access between 10 green and 11 tee.  Is that no longer the case?

They Royal Country Club closed with the wall the illegal entrance to the 11 Fairway. If you think that Leonard Leo Manson will stop, no now he is trying to buy a lot attached to the 11 Fairway to make a development.


Lenny what happen to all the People who buy Golf course front Property and now you try to sell Lots in front of them ? You are going to do this to all the Fairway or you screw only a few People ? We know you read this messages maybe you can answer one time honestly

The Wall was partly illegal destroyed. I hope the Royal Country Club files criminal charges against the Person who ordered the destruction of other peoples property. Send this crazy Person to Jail.
